Development

Sandown Park Residential Subdivision is located in Sandown Avenue, off Barling St, Himatangi Beach. The development will be carried out in a number of stages, and will finally comprise approximately 190  sections, plus a large sports field and car park.

Stage One is all sold.

Stage Two is under development and sections are for sale.  All titles are available now.

Stage Two is divided into two parts:

  • Stage Two(a) Lots 9 - 15 and Lots 112 - 118.
  • Stage Two(b) Lots 16, 17, 186, 119, 120 and 78.

Standard of Construction

The developers are determined that this subdivision shall be a well designed, safe and pleasant place in which to live.
All roads are asphalt, with wide grassed areas on both sides. Each side of the road will have a footpath, with correctly constructed access to each section. Careful consideration has been given to road safety, crossings, give way signs etc. The whole layout will be designed to make it unattractive for anyone wanting to drive recklessly or at speed through the area.

Key factors that make Sandown Park special

Apart from the quality of construction, the factors that make
Sandown Park stand out in the community will be:

  • Location. These are not beach front sections. They are away from the beach front by some 800m walking distance – a pleasant stroll. This gives purchasers real protection from the prevailing northwest wind, salt and sand. The whole area is protected by the established town in front of it. Whilst some people want to have a sea view, those who have lived by the sea for a period recognize that life does not necessarily revolve around the beach front, and by being back that little bit will allow you a more enjoyable lifestyle. The location will also save you a substantial amount in on-going maintenance costs.
  • All sections finished ie- contoured, graded, grassed, and fenced.
  • Section sizes are designed, and covenants are in place, to ensure that no infill can occur, thus ensuring your privacy.
    This is in keeping with the rest of the Himatangi Beach community. We want this subdivision to stay that way.
  • Fully serviced with: reticulated town water and town sewerage, power, telephone, Inspire Net fibre optic cabling, tree-lined streets.
  • The whole area is provided with decorative streetlights.
  • The sportsfieldwill provide a much needed recreation area, not just for Sandown Park residents but for the whole community.
  • The car park adjacent to the sportsfield will provide ample parking for people using the sportsfield.

Restrictive Covenents 

These have been designed to ensure that your property retains its status and value.

Whilst very mindful of the needs of a relaxed lifestyle, the covenants do set minimum standards as to the size and type of building, the use of the land etc. These details are all spelled out. For instance, nobody can come along and put a second hand house or building on the section near you, so this will help to maintain your property’s value.

The developers do not want to see every house conforming to a strict size, shape or colour code. However, they do reserve the right to accept or reject any plan that does not in their opinion meet the standards required for the overall subdivision. Nor will they allow the setting up of businesses or commercial activities that do not conform with the covenants. 
A copy of the covenants is available on request.

Safety

Because of the way the development has been structured – ie- from the Barling St end, there will be no need for heavy vehicles and construction equipment to be passing your door. All such vehicle movements will be from the main road via a specially constructed access road. A second permanent access will eventually complete the ring road, but not until future development of this subdivision requires it.
